Lease Renewals & Rent Reviews

Break and Lease Restructuring Advice

With increased flexibility in commercial leases, break clauses have become an opportunity for tenants to review their property needs. These can either be used as leverage to gain better lease terms or to vacate a building and source alternative accommodation. We regularly use this opportunity to increase the value to both occupiers and landlords. Recent case law has made exercising lease break clauses more difficult than normally assumed. We are specialists, able to advise clients on their requirements to successfully break their lease. We also use difficult break conditions as a leverage position for landlords to increase their income.


We are experts in advising both landlord’s and occupiers on dilapidations claims. Normally there is no further relationship between the landlord and tenant on vacation of a building, so this can become a contentious dispute.
Whether acting for a landlord or occupier we use our general practice as well as building surveying skills to produce a strategy to suit each situation. We have a proven track record of making significant savings for occupiers and recovering significant sums for landlords.
We have extensive knowledge of Section 18 of the Landlord and Tenant Act 1927 which we use in negotiations as well as offering specialist section 18 valuations. We are willing to work with a retained building surveyor to provide valuation advice if required.

Asset Management

Successful asset management is imperative to maintain and increase a property portfolios worth. We aim to develop a good working relationship with tenants in order to understand their needs and realise potential asset improvement opportunities e.g. lease re-gears.
